We ended up accepting an offer that was $50,000 above asking price and he negotiated that we could stay for free for an additional 2 months so that our kids could finish their school year.

3) He truly listens. Our situation was a bit unique and Hal always took the time to listen and find out what our exact needs were before providing recommendations. He patiently answered hundreds of questions throughout the process and became a very trusted advisor. He also trusted us and provided contractual flexibility for us even if it wasn't in his own best interest.

4) He goes above and beyond the real estate transaction. We just sold our house but have a post occupancy agreement with that buyer that will allow us to stay for an additional few months. Even though his primary job is done, Hal is continuing to support us through this time until the final walk-through has been completed and the keys have been turned over.

5) He knows his stuff. Hal truly understands the local market as well as external factors impacting the real estate landscape. He predicted patterns that thankfully led us to put our house on the market sooner rather than later and offered to pre-screen realtors for us in the out-of-state location that we will be moving to.
