Solaris at Brickell Bay Condos
/I am often asked what condos are good for vacation or investment buyers in Miami's Brickell area. One building that I and my clients have been very successful with is Solaris at Brickell Bay.
Located at 186 SE 12 Terrace just a few blocks from Mary Brickell Village, Solaris offers something that many other buildings can't... "just right" size. As a long time high-rise dweller in New York City, I know what is too big and what is too small. Miami's Brickell area offers a lot of "too big".
Nestled in the financial district and among a bunch of oversized and under-funded condos lies something different: Solaris. Managed by The Continental Group, Inc., the Solaris entry looks like your standard super-modern condo, but you'll notice the lobby only has two people and is void of lots of hustle and bustle. This makes for a calm and relaxed return from your busy day.
The building has a pool, whirlpool, sun deck, gym, sauna and activities room, yet the amenities almost feel private. Properly sized, they rarely have more than a handful of people using them.
Each of the 21 floors has six 2-bedroom units and three 1-bedroom units. The penthouse floor boasts six condos with 10-foot ceilings and some very nice balconies.
At present, if you can score a east-facing unit, you'll see great views of Biscayne Bay. From the other units, you'll have to look at an angle to catch a water view. Built in 2006, there are European kitchens, neutral tile floors and impact glass and doors.
Several of my customer's have purchased here in 2010 and 2011. They either rent out (at very decent rates) or enjoy the condos during their vacations. The building is definitely a good choice for anyone who works in the area as well.
